The E7 postcode includes areas such as Forest Gate and Upton Park however the general investment opportunity could include surrounding larger areas like the Borough of Newham, Waltham Forest and other areas affected by the Crossrail project.

The Crossrail project was approved back in 2007 and construction began in 2009. The estimated cost will be over £16 BILLION in total which provides a 73-mile long railway line that travels from Reading to Shenfield passing through central London, this line is also known as the Elizabeth line. This will allow commuters to save a significant amount of time. Also, the capacity and frequency of these trains at peak time will increase.

JLL forecasts property prices are set to grow +41% between the end of 2014 and the end of 2020, in the area around Forest Gate station. However, as of June 2019, many properties have already seen roughly +40% or more just from the news of the Crossrail project. In addition to the Crossrail project, Transport for London have also granted £2.298 million in order to renovate Forest Gate station and the surrounding areas, including wider pavements, resurfacing of roads and pathways, improved public spaces with more trees, seating areas and more street lighting and an introduction of a 20 mph speed limit. E7 is also next door to Stratford which has seen dramatic regeneration and massive increases in property prices as a result of the 2012 Olympics.

Considering all these factors and following historic trends, I can confidently say property prices are set to BOOM. Demand for real estate and housing has never been higher and the demand far exceeds the supply which is one of the reasons why all real estate over the past 20-30 has increased exponentially. The average prices of property in Forest Gate are around £500,000 and flats are about £300,000. These prices are steep already however they are only going up!
